Building in Toronto

Small lots, tight access, careful planning

Many older Toronto homes sit on narrow lots with shared fence lines, laneway access and little room to stage materials. We plan deliveries, disposal and access before the job starts so the work doesn't spill onto your neighbour's property.

On a shared property line, we recommend talking with your neighbour before a fence is replaced. We can walk the line with you and suggest a design that works on both sides.

Toronto deck and fence questions

Do I need a permit for a deck in Toronto?
Toronto is part of the City of Toronto, which requires a building permit for a deck more than 60 cm (24 in) above the ground. Lower decks don't need a building permit but still have to meet zoning, including setbacks from property lines.
How tall can a fence be in Toronto?
Under the City of Toronto fence bylaw, most rear and side yard fences can be up to 2.0 m (6 ft 7 in), or 2.5 m (8 ft 2 in) where the fence backs onto a road, a public walkway or a non-residential or apartment property. In the front yard, the limit is 1.2 m (just under 4 ft) within 2.4 m (just under 8 ft) of the street and 2.0 m (6 ft 6 in) beyond that.
Can you build if the only access is through a laneway or the house?
Usually, yes. We look at access during the site visit and plan how materials come in and debris goes out. Tight access can affect the schedule and cost, so we include it in the quote rather than surprising you later.
My fence is close to a neighbour's driveway. Does that change anything?
It can. The City of Toronto requires fences within 2.4 m (just under 8 ft) of a driveway to be open construction for the first 2.4 m (just under 8 ft) from the lot line where the driveway starts, so drivers can see. We lay out that section to meet the rule.
