What we built
A deck that has reached the end of its life is usually still standing. That is exactly why people leave them up.
The boards are what you look at, but the frame is what fails, and it fails where you cannot see it. Ledger connections, joist ends sitting on posts, the tops of the footings. By the time a deck feels soft underfoot or a railing moves when you lean on it, the structure has been going for years.
At about 350 square feet this is a proper outdoor room rather than a landing off the back door, and that size changes how it gets built. Joist spans get longer, the beam has to carry more, and the number of footings goes up. A deck this size framed like a small one is how you end up with bounce.
Pressure-treated was the right call here. The frame is pressure-treated on every deck regardless of what the boards are, so on a deck this size the real question is where the budget does the most work. Putting it into the structure and the railing buys more than putting it into the decking surface.
The railing is where this one separates from a standard pressure-treated deck. Wood pickets on a wood deck read as one mass of the same colour, and the bigger the deck the heavier that looks. Black aluminum puts a dark line around the edge and the eye stops reading lumber. It is the single upgrade that does the most to a pressure-treated deck for the money.
The stairs are the part people underestimate. A full run down to grade means stringers cut accurately, consistent rise across every step, and a graspable handrail carried through in one line. Getting that rail to stay parallel to the nosings over a whole flight is most of the work in a stair run.
The footings are the part you cannot fix later without taking the deck apart again, which is the whole argument for rebuilding rather than resurfacing. New boards on a frame that is going only hide the problem for a couple of seasons.
